Holiday let owners
What owners ask before they hand over the keys, and the things they wish they had asked.
What does holiday let management cost, and what is it charged on?
Commission is a percentage of each booking, agreed with you in writing before we start. It is set per owner because no two arrangements are the same: bookings only costs less than full management.
Your agreement says exactly what the percentage is taken from (the booking price after the platform's own fee, and whether the guest cleaning fee is included), and whether VAT is added. Most Cornish agencies charge between 18% and 25% and many do not publish it. Ask us for a figure with your appraisal.
What else will I pay on top of commission?
Only what is written in your agreement. There is no joining fee and no annual marketing fee. Costs that come up, such as linen, guest supplies or a repair, are shown on your statement line by line at the price we paid, with the invoice available in your owner login. We do not add a hidden margin to contractors' bills.
How much could my holiday let earn?
It depends on the property, how close it is to the beach and the station, how many it sleeps, whether it takes dogs and how much you want to use it yourself. We give you a figure for each season, not one optimistic annual number, based on what similar homes around St Ives Bay actually let for.
Cornwall is busy from Easter to October and much quieter in winter, so we will tell you honestly how many weeks we expect to fill out of season, and what we will do to fill them.
What is the difference between bookings only, bookings and guests, and full management?
- Bookings only: your calendar kept in step across Airbnb, Booking.com and Vrbo, direct bookings taken, and prices looked after.
- Bookings and guests: all of that, plus guest messages, check in details, the house guide and the guest register.
- Full management: all of that, plus every changeover (cleaning, linen, restocking and a damage check) and repairs by our own trades.
You can move between them with a month's notice.
Who pays for cleaning, and who checks it has been done properly?
Your choice. Most owners charge guests a cleaning fee on each booking; some prefer to pay it themselves and keep the nightly price simple. Either way it is set per property and shown separately on your statement.
On full management the changeover is done by our own team to a written checklist for your home, and each one is signed off before the next guest arrives. If a guest reports a cleaning problem we go back the same day.
Can I still use my home, and can friends and family stay?
Yes, as often as you like. Block the dates in your owner login or tell us. We will point out if a block falls in the school holidays, because those weeks earn the most, but it is your home and your decision.
Stays by you, family and friends on discount do not count towards the 70 nights let that business rates need, so we keep an eye on that for you.
How long is the contract, and what if I want to leave?
There is no minimum term and no exit fee. Either side can end the agreement with notice set out in writing (normally a month). Bookings already taken stay with you and are looked after to the end, so no guest is let down.
Who owns the listing and the reviews?
If you already have an Airbnb or Booking.com listing, we co-host on your account, so the listing and every review stay yours if you ever leave. If you do not, we can list under Lanora House; we will tell you before you sign what happens to that listing if the arrangement ends, so there are no surprises.
When am I paid, and what will I see?
You get a statement for every payout showing each booking, the platform fee, our commission, cleaning and any costs, and what is paid to you. Your owner login shows upcoming bookings, the last few months of stays, occupancy for the year, safety certificates and any repair waiting for your approval.
Who sets the prices? Will you discount heavily to fill gaps?
We agree a pricing plan with you: a nightly rate for each season, minimum stays, and a floor price we never go below without asking you. Late gaps may be offered at a modest discount if you agree to it. We would rather tell you a week is quiet than give it away.
Which sites do you list on, and how do you stop double bookings?
Airbnb, Booking.com and Vrbo, plus direct bookings. All of them feed one calendar that we run, and every booking blocks the dates everywhere else, with the turnaround gap you choose between stays. The sites share dates with each other on a delay of up to a few hours, so for the busiest weeks we also check new bookings by hand.
What happens if a guest damages something?
Every changeover includes a damage check with photos. If something is broken we claim it through the booking site's damage process or the guest's deposit, and tell you what happened and what we have recovered. Accidental damage beyond that falls to your holiday let insurance, which we help you claim on.
Who handles repairs, and will you spend my money without asking?
Repairs are done by our own trades or a vetted local contractor. You set a spending limit; anything above it waits for your yes or no in your owner login, with the quote attached. Emergencies that would stop a guest staying (no hot water, a leak) are fixed first and explained straight after.
What safety checks does a holiday let need?
- A written fire risk assessment, reviewed every year, following the government guide for small paying guest accommodation.
- Interlinked smoke alarms, a heat alarm in the kitchen, and carbon monoxide alarms where there is gas, oil or a wood burner.
- A gas safety check every year by a Gas Safe engineer.
- An electrical inspection every five years, and testing of portable appliances.
- Furniture that meets the fire safety labelling rules, and holiday let insurance with public liability cover.
We track every one of these with reminders well before they run out, and can arrange any that are missing.
Will my holiday let pay business rates or council tax?
In England a holiday let is rated for business rates if it is available to let for at least 140 nights a year and actually let for at least 70. Below that it pays council tax, and in Cornwall second homes have paid double council tax since April 2025.
Small business rate relief can mean no business rates at all on one property with a low rateable value. We count your nights available and nights let every month so you know where you stand, and keep the records the Valuation Office asks for.
What did the end of the furnished holiday lettings tax rules change?
Since April 2025 holiday lets are taxed like other rental property. Mortgage interest gets basic rate relief only, new furniture is claimed as replacement items rather than capital allowances, and some capital gains reliefs no longer apply when you sell. VAT and business rates are unchanged. We are not tax advisers, so please speak to your accountant; we will give them clear figures for every booking and cost.
Is there a new register for holiday lets?
The government has said a national register of short term lets in England will be running by March 2027. The details, including the fee, have not been published yet. We will tell every owner what they need to do as soon as they are, and display your number on every listing once you have one.
Do I need planning permission to let my home to holidaymakers?
Not usually for a whole house that is let some of the year, but check before you start. Some homes, particularly newer ones around St Ives, carry a principal residence condition that rules out holiday letting, and annexes often have conditions too. The new holiday let planning class proposed in 2023 has not come into force.
Do you vet guests? What about pets and groups?
Guests book through sites that verify their identity, and we read every enquiry before confirming a direct booking. You decide whether to take dogs, how many, and whether to accept large groups; we do not take stag or hen parties unless you tell us to.
I already have a cleaner. Can I keep them?
Yes. Choose bookings only or bookings and guests, and we will send your cleaner the changeover schedule and let them know of any change straight away.
Who do guests call at ten at night?
Us. Guests have a number that is answered, and our trades are local, so a lost key or a tripped boiler is sorted the same evening. You hear about anything that matters, and you are not the one taking the call.
