Fees and permitted payments

Tenants

Under the Tenant Fees Act 2019, the only payments we can take from you in connection with an assured shorthold or assured tenancy in England are:

  • Rent. We will not ask for more than one month's rent in advance.
  • A refundable tenancy deposit of no more than five weeks' rent where the annual rent is under £50,000 (six weeks' where it is £50,000 or more), protected in a government approved scheme.
  • A refundable holding deposit of no more than one week's rent, to reserve a property while checks are done.
  • Changes you ask for to the tenancy: up to £50, or reasonable costs if higher.
  • Ending the tenancy early at your request: the landlord's loss and our reasonable costs.
  • Utilities, communications, TV licence and council tax, where the tenancy makes you responsible for them.
  • Default fees written into the tenancy: interest on rent more than 14 days late, at no more than 3% above the Bank of England base rate, and the reasonable cost of replacing lost keys or security devices.

Landlords

Our fees for let only, rent collection and full management are being finalised and will be published here, including VAT, before we take on our first managed property. Until then, ask for a written quote with your free valuation.
